Regina Overview and Site Selection

Investors entering the market no doubt have more intimate knowledge than us of precisely what is necessary in a physical location.  Speaking in generalities, there are a few options for site selection which we may suggest in the Regina region.  The following is simply to give interested party an idea of the layout of Regina.  We encourage you to contact us directly by phone at 306-522-0227 or e-mail at reachus@rreda.com with specific needs and questions.

Regina has a number of existing locations which would be suitable for development depending on your unique needs.  A new commercial/residential development in the southwest of the city due south of the airport is being developed over the next several years for example.  This new development, named Harbour Landing, is just south of the airport and will provide excellent opportunities for development located near new residential, commercial, recreation, and retail.  This location is accessible to Highway #1, close to the airport, and near the future site of the multimodal hub referred to above.  Furthermore, under this development there will be an upgrade made to Pinkie Road which will connect Highway’s #1 and #11, both National Highway System Routes, and the City of Regina road network.

A new industrial land development (Melcor) will be opening in late 2008 – early 2009 in the northeast of the city and while it is currently outside the city limits, it will make application to be pulled into the city limits.  This development will be a welcome addition of approximately 685 acres of industrial land to the city.  We anticipate that this will help to stabilise the price of industrial land (currently at about $250,000 per serviced acre - a far cry from the $1 million plus found in Calgary and other western Canadian jurisdictions) and add to our stock of industrial land.

Other areas in addition to the above-mentioned southwest development which may be of potential interest are the following.  The east of the city running from Victoria Avenue East into the TransCanada highway where there has been major development in the past decade including many new “big-box” stores, hotels, restaurants, and residences. In the Northwest of Regina, there has been development on housing, big box stores, car dealerships, and restaurants.  Finally, the south of Regina is expected to see increased traffic on account of upgrades to the southwest made through the Asia Pacific Gateway and Corridor Initiative and the enhanced opportunity for trade, commerce, and even tourism made through the investment in the multimodal area.  Furthermore, Highway #6 enters Regina from the south originating at the United States border (Port of Raymond, MT) and is connected to the TransCanada highway.

Aside from these few general areas, we would be more than happy to help you understand the orientation and development of our city.  We would also be willing to work with any site selector (in the event that they are not based in Regina or even if they are) which you have chosen should Regina be short-listed for any investment or expansion plans.

Finally, there has also been a new announcement on the Ipsco Place development that will see Regina’s centrally located multi-purpose facility become a leading facility in Canada. The $80-million project will create a multi-purpose facility that could include up to six arenas. A major upgrade is planned for the Brandt Centre, the hockey arena where the Regina Pats play.  Those projects are the first phase of a planned $170-million, multi-year facelift at Ipsco Place, which was known until last year as Regina Exhibition Park. It's also the home of the Buffalo Days fair and a variety of major agriculture shows including Agribition and the Western Canada Farm Progress Show.
